We've booked the Beach Hut, Trafalgar Wharf, Portchester, PO6 4PX for our next Breakfast on Weds 13th July. They have a great harbour-side location, good coffee, a good selection of breakfast snacks and cakes (no full-English though). The postcode is approximate within the industrial Trafalgar Wharf site. Turn off the A27 in Portchester at the lights beside LIDL into Castle Trading Estate. Drive 1/4 mile until you reach the Trafalgar Wharf gates. Sometimes the barriers are down - in which case use the intercom to tell them you are going to the cafe. Drive into the site to the car park at the far end. The Beach Hut is the last building at the far end.

Gemma Moreau from Portsmouth City Council will join us to update members on the consultation which runs until the end of July, designed to help councillors decide whether to introduce Additional Licensing for 3 and 4 bedroom HMO's across the whole of the city. Neil Miles of Brunel Pest Control will be along to talk about common pests, how best to deal with them and to answer members questions. We will also be including useful information and feedback from an array of topical speakers and fellow members. No Zoom this month, as our ace videographer is perfecting his technique abroad.

Date: June 13, 2022	Event Description: Join us at our monthly meeting - This month is our legally required AGM, which will be short and followed by an excellent speaker, Sean Hooker, Head of Redress And Ombudsman Office at the Property Redress Scheme who will talk to us about what 'Property Redress' is, why it could be important to us and what we should be doing to prepare. Alice and Martin will also summarise the changes we could see based on the Licensing Consultation documentation. We do urge you to attend in person, as there will be no recording this month.

Date: March 18, 2022	Event Description: Training course for landlords and anyone else who wants to learn to use the Quick Test equipment to allow them to perform their own testing of appliances and other electrical equipment in their homes and their properties. A great refresher for those who who previously taken this course as well as an introduction for those new to PAT testing.

Date: November 09, 2021	Event Description: Portsmouth City Council would like to share its upcoming event - Portsmouth City Council's BIG Climate Conversation - hosted at the Guildhall on the Tue/Wed 9^th and 10^th November by the council's energy services team. The event aims to showcase the work that the council has going on to tackle this agenda and has speakers internal to PCC and from organisations with whom we're working. Date: June 14, 2021	Event Description: We will start the session with a brief update from Sam Richmond of Digital Home who will answer any questions members have on our PDPLA Broadband deal. Then we move onto the ‘Green Panel’. Speakers include: Gavin Dick of the NRLA with a national view of the challenges faces landlords Christabel Watts from the Environment Centre, hopefully you managed to complete her questionnaire earlier this week, her focus is MEES The Environment Centre (tEC) are a local independent charity working to reduce carbon emissions, encourage sustainability, improve air quality, and help people keep warm and well in their homes. They help local residents in Southampton, Hampshire and Portsmouth by providing a tailored advice and practical support and delivering outreach and training. In Portsmouth they currently provide the adviceline and in-depth support for the Switched On Portsmouth service. The government has been consulting on updates to Minimum Energy Efficiency Standards (MEES) and their current proposals are to increase the EPC rating to C by 2025 for new domestic tenancies and 2028 for existing tenancies, to increase the cost cap from £3,500 to £10,000 and to introduce a ‘fabric first’ approach prioritising insulation improvements. For any landlords that have commercial properties, the government have also proposed updates to non-domestic MEES. Andrea Bailey, our local EPC Assessor We all know what an EPC is, but what can you do to improve your rating / what does ‘fabric first’ actually mean? Anttonia Craze and Sam Paine from PCC’s ‘Switched on Solar’ and LADS schemes Switched On Solar update The Council's Switched On Solar site has been running since February, allowing hundreds of Portsmouth residents to obtain free advice on how effective solar PV might be on their home. PCC have now bolstered the offer, partnering with the Wessex Community Bank to provide low cost loans for those who don't qualify for fully funded measures. Local Authority Delivery Scheme Portsmouth City Council have secured over £9 million to fund energy efficiency measures such as solid wall insulation, air source heat pumps and solar PV. The scheme is in place until September 2021, and offers up to £5,000 per rented property. Switched On Portsmouth update PCC has funding available to support the installation of further energy efficiency measures such as gas central heating, insulation and LED lighting. Date: September 09, 2019	Event Description: This month we have updates on the ‘Fair Possessions Coalition’ and licensing locally plus we have 2 speakers: Daniel Lake from PCC talking about the ‘Rent It Right’ scheme and Steve Rolls from the Portsmouth Mediation Service. ‘Rent It Right’ was a scheme run by PCC that offered guaranteed rent for a period if you signed your property over to them but the rents were effectively LHA less management fees which made them uncompetitive, plus landlords often faced issues with mortgage providers and insurers. The scheme has been completely redesigned and relaunched and Daniel will aim to explain why it should now be a viable proposition for many more landlords. You may also have noticed single room and student accommodation advertised at premium prices in the window of the Civic Offices under the ‘Rent It Right’ heading -is that something different, would they rent your property this way? Portsmouth City Council would like to share its upcoming event - Portsmouth City Council's BIG Climate Conversation - hosted at the Guildhall on the Tue/Wed 9^th and 10^th November by the council's energy services team. We will start the session with a brief update from Sam Richmond of Digital Home who will answer any questions members have on our PDPLA Broadband deal.

Then we move onto the ‘Green Panel’. Speakers include:

Gavin Dick of the NRLA with a national view of the challenges faces landlords
Christabel Watts from the Environment Centre, hopefully you managed to complete her questionnaire earlier this week, her focus is MEES
- The Environment Centre (tEC) are a local independent charity working to reduce carbon emissions, encourage sustainability, improve air quality, and help people keep warm and well in their homes. They help local residents in Southampton, Hampshire and Portsmouth by providing a tailored advice and practical support and delivering outreach and training. In Portsmouth they currently provide the adviceline and in-depth support for the Switched On Portsmouth service.
- The government has been consulting on updates to Minimum Energy Efficiency Standards (MEES) and their current proposals are to increase the EPC rating to C by 2025 for new domestic tenancies and 2028 for existing tenancies, to increase the cost cap from £3,500 to £10,000 and to introduce a ‘fabric first’ approach prioritising insulation improvements. For any landlords that have commercial properties, the government have also proposed updates to non-domestic MEES.

- We all know what an EPC is, but what can you do to improve your rating / what does ‘fabric first’ actually mean?

- Switched On Solar update The Council's Switched On Solar site has been running since February, allowing hundreds of Portsmouth residents to obtain free advice on how effective solar PV might be on their home. PCC have now bolstered the offer, partnering with the Wessex Community Bank to provide low cost loans for those who don't qualify for fully funded measures.
- Local Authority Delivery Scheme Portsmouth City Council have secured over £9 million to fund energy efficiency measures such as solid wall insulation, air source heat pumps and solar PV. The scheme is in place until September 2021, and offers up to £5,000 per rented property.
- Switched On Portsmouth update PCC has funding available to support the installation of further energy efficiency measures such as gas central heating, insulation and LED lighting.

Last month we focussed on student landlords and 1 or 2 members asked if we could do something similar for those who let to (or would like to let to) professional tenants (that typically means working people who may or may not be on benefits but who are not students). Event Description:

Ben Beadle joined the NRLA back in November as its new CEO and has played a key role in the negotiations to merge the RLA and the NLA. For us, the current plan is that we stay as we are this year - benefiting from the advantages of membership of both the PDPLA and the national organisation in return for a single membership fee collected (on behalf of the PDPLA in an outsource arrangement) by the national organisation. Will that change / Why the merger / What will be the benefits for members - do come along and find out.

We also have Sam Appleton of surveyors and architectural consultants Thorns Young speaking to us at this meeting. If you want to know the answers to any of the following, come and find out:

This month we have short updates on HMO Licensing and Fire Alarm Testing plus 2 presentations.

Janice Davis and Sharon George will attend from Portsmouth City Council. Janice says, "We would like to talk about engaging with landlords in the city to help us rehouse customers who the Local Authority have a duty too. As you are aware there is a lack of housing within Portsmouth and I have been tasked with ways to tap-in to the private market.

This is about building relationships and Landlords having a point of contact in the city council.

I am able to look at the gap between LHA and actual rents and help financially to bridge that gap. I will also have a support worker who will ensure that the rent is paid and any issues dealt with quickly."

Then our main presentation will be from PDPLA Vice Chairman, Alwin Oliver, looking at Inventories - why do you need them, how do you create them, what should you do with them once you have created them?.

Event Description:

This month we have updates on the ‘Fair Possessions Coalition’ and licensing locally plus we have 2 speakers: Daniel Lake from PCC talking about the ‘Rent It Right’ scheme and Steve Rolls from the Portsmouth Mediation Service.

‘Rent It Right’ was a scheme run by PCC that offered guaranteed rent for a period if you signed your property over to them but the rents were effectively LHA less management fees which made them uncompetitive, plus landlords often faced issues with mortgage providers and insurers. The scheme has been completely redesigned and relaunched and Daniel will aim to explain why it should now be a viable proposition for many more landlords. You may also have noticed single room and student accommodation advertised at premium prices in the window of the Civic Offices under the ‘Rent It Right’ heading -is that something different, would they rent your property this way? Come along and talk to Daniel to find out.

Our other speaker, Steve Rolls, manages the Portsmouth Mediation Service. It is 3 years since we last had speakers from this team so do come along for an update on how they help resolve tenant disputes and how they could work with you, should you ever need them.
