This month we will be holding our Annual General Meeting. Its aims to confirm that committee members continue to have the support of members and also, to update the basic rules under which we operate to remove some historic references, and to discuss a number of other topics that are important to the smooth running of the association. Ben Beadle joined the NRLA back in November as its new CEO and has played a key role in the negotiations to merge the RLA and the NLA. For us, the current plan is that we stay as we are this year - benefiting from the advantages of membership of both the PDPLA and the national organisation in return for a single membership fee collected (on behalf of the PDPLA in an outsource arrangement) by the national organisation. Will that change / Why the merger / What will be the benefits for members - do come along and find out. This month we have short updates on HMO Licensing and Fire Alarm Testing plus 2 presentations. Janice Davis and Sharon George will attend from Portsmouth City Council. Janice says, "We would like to talk about engaging with landlords in the city to help us rehouse customers who the Local Authority have a duty too. As you are aware there is a lack of housing within Portsmouth and I have been tasked with ways to tap-in to the private market. This is about building relationships and Landlords having a point of contact in the city council. I am able to look at the gap between LHA and actual rents and help financially to bridge that gap. I will also have a support worker who will ensure that the rent is paid and any issues dealt with quickly." Then our main presentation will be from PDPLA Vice Chairman, Alwin Oliver, looking at Inventories - why do you need them, how do you create them, what should you do with them once you have created them?. This month we have updates on the ‘Fair Possessions Coalition’ and licensing locally plus we have 2 speakers: Daniel Lake from PCC talking about the ‘Rent It Right’ scheme and Steve Rolls from the Portsmouth Mediation Service. ‘Rent It Right’ was a scheme run by PCC that offered guaranteed rent for a period if you signed your property over to them but the rents were effectively LHA less management fees which made them uncompetitive, plus landlords often faced issues with mortgage providers and insurers. The scheme has been completely redesigned and relaunched and Daniel will aim to explain why it should now be a viable proposition for many more landlords. You may also have noticed single room and student accommodation advertised at premium prices in the window of the Civic Offices under the ‘Rent It Right’ heading -is that something different, would they rent your property this way? Come along and talk to Daniel to find out. Our other speaker, Steve Rolls, manages the Portsmouth Mediation Service. It is 3 years since we last had speakers from this team so do come along for an update on how they help resolve tenant disputes and how they could work with you, should you ever need them. |
