PDPLA: Portsmouth HMO Landlords Please Read – Major Problems With Licensing
Portsmouth HMO Landlords Major Problems With Licensing
At this time of year, we try to leave you in peace and if we do contact you – it is normally just to wish you a Merry Christmas, so my apologies for sending this email instead – we have had quite a few members who have reported problems with the new mandatory licensing so we feel the need to bring it to your attention asap.
If you have a 5 or more bed HMO in Portsmouth and your communal space is not very generous or one of the bedrooms is quite small, you already have a problem or may well have one soon, regardless of how happy and safe your tenants are.
Officers at PCC are re-examining HMO’s formerly inspected and licensed under ‘Additional Licensing’ and now covered by ‘mandatory’ licensing. They are applying the space standards more strictly than they did when previously inspected.
This has led to a number of members being asked to reduce the number of bedrooms in a property. If this affects you or may affect you - we recommend you read our guidance on the topic, see it here. Whilst we are working to solve this issue, we cannot do it alone - so if you are affected or may be affected, please let us know and please keep us in the picture if you decide to reduce numbers, to appeal (our recommendation) or to change the property.
Hopefully we can collectively find a solution to this problem that does not leave us all out of pocket.
